A premium wide plank engineered oak installation on the same footprint with full subfloor prep and new baseboards throughout can range from $18,000 to $28,000 depending on the product chosen and site conditions.

Engineered Hardwood vs. Solid Hardwood in Vancouver: Which Is Better Value?

For most Lower Mainland homes and condos, engineered hardwood is the stronger choice. BC's climate and the prevalence of concrete slab construction in condos and newer homes make engineered hardwood more dimensionally stable and more versatile than solid hardwood. It can be installed as a float, glue-down, or nail-down depending on the application, and it performs better through seasonal humidity changes.

  • Transitions and thresholds: Between rooms, at doorways, and where flooring meets tile or carpet — these add up on larger homes.
  • Baseboard removal and reinstallation: Or new baseboard if the originals won't go back cleanly — this is often the finishing detail that makes or breaks the final look.
  • Furniture moving: Whether you handle it or the installer does affects the final price.
  • Old flooring removal and disposal: If carpet, tile, or old hardwood needs to come up first, this is additional.
