Why Basements Need Special Flooring
Basements are fundamentally different from the rest of your home when it comes to moisture. Here's what you're dealing with:
- Below-grade moisture: Concrete basement floors are in direct contact with the ground, and moisture wicks through concrete constantly — even when it looks and feels dry.
- Humidity: Vancouver's wet climate means relative humidity in basements can stay above 60-70% for months at a time, especially during fall and winter.
- Flooding risk: Heavy rain events, sump pump failures, and water heater leaks are real risks in any below-grade space.
- Temperature fluctuations: Basements tend to be cooler, which can cause condensation on the floor surface.
Any flooring you choose for a Vancouver basement must be able to handle all of these conditions without warping, swelling, or promoting mould growth.
1. Luxury Vinyl Plank (LVP) — Our #1 Recommendation
Vinyl plank flooring is hands-down the best choice for Vancouver basements. Here's why we recommend it to almost every basement client:
- 100% waterproof: Not water-resistant — completely waterproof. Even if your basement floods, the flooring won't be damaged. Let it dry out and it's good as new.
- No moisture wicking: Unlike wood-based products, vinyl plank won't absorb moisture from the concrete slab below.
- Comfortable underfoot: Modern rigid-core LVP with attached underlayment feels warm and comfortable — important in a naturally cool basement space.
- Looks like real wood: Today's vinyl plank products are remarkably realistic. Your basement can look like it has genuine hardwood floors without any moisture risk.
- Easy to install over concrete: LVP can float directly over a clean, level concrete slab with a vapour barrier underneath.
- Affordable: At $7 to $12 per square foot installed, it's one of the most cost-effective basement flooring options.
For basement installations, we recommend rigid-core (SPC) vinyl plank with a thickness of at least 5mm and a wear layer of 20mil or more. This provides excellent stability, durability, and sound dampening.
2. Porcelain or Ceramic Tile — The Indestructible Option
Tile is the ultimate moisture-proof basement flooring. It's impervious to water, won't grow mould, and lasts decades with virtually no maintenance. Large-format porcelain tiles with a wood-look finish can give your basement a modern, warm aesthetic.
- Best for: Laundry areas, basement bathrooms, utility rooms, and high-moisture zones
- Trade-offs: Harder and colder underfoot (consider radiant heating), more expensive to install ($12 to $20+ per sq ft), and requires a perfectly level subfloor
- Pro tip: Use porcelain rather than ceramic for basements — it has a lower water absorption rate and is more durable
3. Engineered Hardwood — With Caution
Engineered hardwood can work in basements that are dry and well-controlled, but it's not our first recommendation for Vancouver. If you're set on real wood, here's what you need:
- A concrete moisture test showing acceptable levels (under 3 lbs per 1,000 sq ft in 24 hours)
- A quality vapour barrier under the flooring
- A dehumidifier running year-round to keep humidity below 50%
- Glue-down installation (not floating) for maximum stability
Even with these precautions, there's more risk than with vinyl plank or tile. We're always transparent about this with our clients.
Flooring to Avoid in Vancouver Basements
- Solid hardwood: Never install solid hardwood in a basement. It will absorb moisture from the concrete, expand, cup, buckle, and eventually need to be torn out and replaced.
- Traditional laminate: Standard laminate flooring has an HDF (wood-based) core that swells when exposed to moisture. Even "water-resistant" laminate isn't suitable for below-grade installation in our climate.
- Carpet: Carpet traps moisture underneath, creating a perfect environment for mould, mildew, and allergens. If you want softness underfoot, use area rugs on top of vinyl plank instead.
- Sheet vinyl (low quality): Thin, cheap sheet vinyl can trap moisture underneath and develop mould. If you go with vinyl, choose rigid-core planks with proper underlayment.
Subfloor Preparation Is Critical
No matter which flooring you choose, proper subfloor preparation is the most important step in a basement flooring project. Here's what we do on every basement job:
- Moisture testing: We test the concrete slab for moisture levels using a calcium chloride test or relative humidity probe.
- Leveling: Basement concrete is rarely perfectly level. We use self-leveling compound to create a flat surface — this prevents hollow spots, squeaking, and uneven wear.
- Vapour barrier: We always install a 6-mil polyethylene vapour barrier over the concrete before any flooring goes down. This prevents moisture from wicking up through the slab.
- Crack repair: Any cracks in the concrete are filled and sealed to prevent moisture intrusion.
- Clean surface: The concrete must be free of paint, adhesive residue, dust, and debris for proper adhesion or floating installation.
